Growth is BuySafe's size- and floor-adjusted estimate for that bedroom type, per year. Score is the 36-month BuySafe Score. "n/a" means too few sales in the window to estimate. Exit psf divides the +12% and +20% sale prices by the unit's area.

The exit test

Buy now, sell after year four

Funds at S$2.4M

S$689,600

25% down S$600,000 plus stamp duty S$89,600. Cash at least S$120,000. Legal fees excluded.

Monthly at S$2.4M

S$8,594

Loan S$1.8M, 30 years, 4% stress rate. Bank needs about S$15,600 a month of income. At 2.5% the instalment is about S$7,110.

Base case: +12%

2.9% a year

Every pick's three-year growth is at least twice this. Seller's stamp duty is nil after four full years.

Upside: +20%

4.7% a year

Needs the five-year trend to hold. URA's last two quarters were flat, so treat this as the stretch.

Sell inside year four and seller's stamp duty is 4% of the price. That lifts the growth needed to about 3.9% and 5.8%. The clock starts on the day the option is exercised.

Who buys from you in 2030

The buyer at S$2.7M–2.9M

Needs about S$780,000–840,000 up front and S$17,500–19,000 a month of household income. Foreigners are out at 60% ABSD. Four groups are left, and every pick sits next to at least two.

Million-dollar flat sellers

929 HDB flats crossed S$1M in the first seven months of 2026. Record 201 in August. Toa Payoh 748 all-time. Punggol record S$1.47M. Sengkang S$1.1M.

The EC MOP wave

About 5,350 EC households can sell between Jan 2028 and Sep 2030: Piermont Grand, OLA, Parc Greenwich, Parc Central, Tenet and more. They cash out S$1.8M–2.2M and buy the next size up.

Priced out of new launches

2025–26 launches sold at S$2,360–2,704 psf. They complete in 2029–30 and resell higher. These five exit at S$1,950–2,800 psf with more floor area.

Private upsizers

2-bed owners from 2019–22 launches sitting on gains. Resale was 62% of all private sales in Q2 2026.
