Million-dollar flat sellers
929 HDB flats crossed S$1M in the first seven months of 2026. Record 201 in August. Toa Payoh 748 all-time. Punggol record S$1.47M. Sengkang S$1.1M.
The EC MOP wave
About 5,350 EC households can sell between Jan 2028 and Sep 2030: Piermont Grand, OLA, Parc Greenwich, Parc Central, Tenet and more. They cash out S$1.8M–2.2M and buy the next size up.
Priced out of new launches
2025–26 launches sold at S$2,360–2,704 psf. They complete in 2029–30 and resell higher. These five exit at S$1,950–2,800 psf with more floor area.
Private upsizers
2-bed owners from 2019–22 launches sitting on gains. Resale was 62% of all private sales in Q2 2026.
Not on the list
Close, and why not
- Trevista (Toa Payoh, score 76.9). Only one unit in budget and it is a ground-floor patio unit. Back on the list the day an upper-floor 3-bed appears.
- Bartley Ridge. Both 1,130 sqft units are ground floor. The 969 sqft units at S$2.3M need S$2,900 psf to exit. Skip.
- Lentor Modern. 51 units for sale. New launches next door price lower. Growth 0.5% over 12 months.
- Botanique At Bartley. Good project, wrong unit: 958 sqft at S$2,441–2,608 psf needs S$2,900 psf to exit.
- Treasure at Tampines. Eight 4-beds listed at S$2.43M–2.50M, 1.1 km from the MRT, growth 6.6%. Deep but crowded.
- Park Colonial. No 3-bed in budget today.
- Penrose. Newest option, but 980 sqft needs S$2,860 psf to exit.
